Valve cover gasket is super easy fix.

The big question is how often was the coolant changed

Re: about to buy 84 deville

    Danger!
When there is oil coming out of the valve cover gaskets it is possible that the oil drain back holes are plugged. This is typical for HT4100 engines.
If so, you have to take out 2 cylinder head bolts per side to clean up the drain back holes. This is a big job!
It is possible that engines with plugged oil holes have bearing damages because on longer trips the oil is pumped into the valve covers and can't flow back to the oil pan. So it is possible that the oil pump is getting dry and I think everybody knows what that means. The same happened to my engine.

First sign of this is when you start the engine and it doesn't run on all 8 cylinders the first few seconds. That's because the oil is standing in the head and flows through the valves into the cylinder.

You can check it also by removing the valve cover and look if the oil is flowing back without problems. If there is standing oil in the head, the engine needs an immediately rebuild to avoid a total loss.

Btw. valve cover removal on Ht4100 is not the easiest job.
