I am not advertising any program, nor am I trying to make any money. I'm just trying to spread the word that there are options out there. Too many people are losing the "American Dream" because they just don't know the options. 9 out of 10 people will still lose their home but through a "short sale", can keep their credit intact and may be able to purchase another home in short order. tick............tick............BOOOOOM!!!!!. That is the scenerio regarding the economy and the real estate market. Shit hit the fan and its still splattering all over the place. Even though I lost money these last 2 years, 6 digit numbers at that, I'm glad the market is getting affordable again. I do wish it went to shit a little more gradually and not so damn fast but it is what it is. In a year or so I'll start buying rentals again. bingo....ARM's made people think they could afford it.....and rentals are gonna be a mofo for a while as well, I've considered renting a condo for ~1000$...now this is ocean front ~1300 sq. ft. 2/2 with parking garage....to put into perspective how badly some people are hurting, the above mentioned condo for rent, well the dues are $600 a month...then throw in your taxes and mortgage....I'm glad no one in my family bought during 05'.....oh and short sales CAN be ok, but you kinda gotta know someone or else you'll lose the deal over 1000$...cash offers don't even seem to be an incentive anymore to these bozo banks. I'm glad you are in that position. But do you know that in MN we are losing a 1/2% value every month due to foreclosure? Nobody was offering ARMs and nobody was asking for them. The bank I deal with has zero non-performing loans. Not even a blip in the local real estate market. It just cruises along. As big as Alaska is, less than 1% of the land is in private ownership. Not true. Banks are learning quickly! It costs a bank 40-50K to foreclose then they have to market below value. They do not want to foreclose if they don't have too.
